Rent Split

Would love some help getting y’all’s opinion on the rent split for this place.  Total rent is $4700. There are three people going to be living here. 


A) One person - living in the master (Pics 12-15 on Zillow)


B) One person - living in 3rd floor bedroom with all the windows. (Pic 17,18,20 on Zillow)


C) One person - living in the bottom room (4th bedroom in the video) and wants the other 3rd floor bedroom (Pics 19,21,22) as an office.


The rent talk is touchy between the three roommates.  Ideas about master paying $1850. The other person with one room pays $1300. And the bedroom/office combo is $1550.


I personally think paying only $250 a month extra for an additional bedroom to use an office space is nonsensical.  What do you all think a fair split should be?  In situation (B) you have nicer windows that the natural light pours in and main use of the bathroom with a double vanity.  In situation (C) they have their own bathroom and shower downstairs plus a big office space.  What do y’all think? 

Very off topic for this space but the smartest people are here and splitting rent between buddies is always difficult. Would love to hear y’all’s thoughts.

 

Why is rent talk touchy between the roommates? If you guys can't even agree on the basics, how are you going to agree on who vacuums or runs the dishwasher.

Nice place. I think the master bedroom and own office (basically 2 bedroom) renters should pay the same and something like $1,200/$1,750/$1,750 seems fair.

Like the unadjusted- only with a little bit extra.
