Can someone help me estimate costs on a tear-down/rebuild of a triplex?
Potential acq opportunity of a triplex in deep disrepair. I have pictures of existing as well as the reno plans that have been submitted to city for permitting.
Existing build:
- Northern CA
- 1930 build
- 2 stories
- 2,400 sf
- 6,000 sf yard
- triplex
- 2b 1ba 1 kitchen per unit
- Water, gas, sewer existing
I would essentially rebuild existing structure with heavy value engineering. Potentially add square footage for an additional 4th unit.
Looks like work would include:
- All new foundation (potential for VE here?)
- Framing
- Electrical
- LVT, paint
- Millwork, countertops
- Sewer condition unknown
Quite inexperienced at construction, especially pricing, so would appreciate some guidance on hard and soft costs. Anyone down to help me VE this? Thanks.
Assuming this is near SF, would hold $250-$300/SF esp if you use a GC
Well that doesn't pencil now 😅 Crazy to think $200k (80 psf) in Fresno/Bakersfield area? Building to barebones liveable condition...
