RE investing - establish company?

Looking to invest some funds into RE for renting (several apartments/homes). Is it tax beneficial to set up a company vs doing it thru my own income taxes? Does the answer change if I have a couple of investors? Also curious if going the company route....what company structure would be best (s-corp, etc). If it makes a difference, I'm in IB so that may impact some tax deductions I could ordinarily take for investment properties.

LLC makes sense. Is it common to have a parent LLC and then have each property be owned by a individual LLCs so that each property isn't liable for the other?
Yes.

not just common but preferred by your lender. Easier to foreclose on if anything goes wrong.

This may be true sometimes, but lenders don't necessarily mind properties being held in the same entity because there is more underlying collateral to protect their interests incase the deal goes sour

Each property you own needs to be in a LLC. Protects you and the rest of your portfolio from law suits etc.....

If you put more than one asset in a LLC, bad move.
