Tips to Boost Y1 NOI in ARGUS

I'm looking to juice Y1 NOI in ARGUS while still remaining credible. I have support to exclude a large tenant from the vacancy calc and to remove free rent. Any other little things that can add up? I'm trying to support a going-in cap rate for reference.

 
  • Adjust tax to reflect appeals
  • Adjust management fees to “market”
  • Reclassify R&M as CapEx
  • Move stuff that’s non recoverable to recoverable if supportable
  • Stretch misc income if you have parking, etc
  • Percentage rents if retail, totally achievable for grocery stores to do $2k+psf a year right?
