Yardi Breeze v. Appfolio v. Buildium

Anyone have any insight to the best property management software for a portfolio of mostly multi family units with slight commercial units?

It seems like the 3 listed above are the best on the market/most popular but all have their pros and cons.

Yardi is a staple in the industry and recently launched their Breeze product taking the essentials of Voyager.

Appfolio seems to be the most popular right now for mid sized and larger shops

Buildium is also another major player as well.

Which software do you or your company use and why? Are you happy with it?

my shop is using yardi breeze. we're in the multifamily space and it works fine. Not a huge fan of it but it does the job. Property management is a small part of my role so i just need to make sure it's billing tenants correctly and we're responding to any maintenance requests. It can be a little clunky get things setup and support is all chat based, so fix some issues can take time. Otherwise, personally as a tenant my building uses appfolio, which has been fine.

 

For Accounting/Financial Management - Yardi is superior, but also 2-3x the cost of appfolio (annual license fee ~30k+, implementation costs, consulting fees etc)

For Property Management/Leasing functions appfolio is better IMO, the accounting/finance functions of appfolio are serviceable but not near the functionality.

Overall, if spending someone else's/companies money I'd prob go with Yardi. If I'm spending my money appfolio is a no brainer.
