Why don’t you move to a shop with more deal tips. JLL is3% to analysts. Unless the deal flow is insane 1% is nothing and if you have a good wlb I imagine it’s not crazy deal flow. Yea, the texas IS brokers on our platform are getting crushed this year. Brokers on speciality products that are performing well are doing well. We do national coverage for a speciality asset class and have closer to $8m GFI in the pipeline already for 2024, but I'm handicapping for deals that probably won't trade
