Logistics REITs / Mgmt calls

Here a L/S equity analyst that ends up on calls with mgmt of REITs from time to time. I'm new to the RE forum but it's definitely the place where to post my questions.

As a reference, calls are usually with REITs in the logistics space in Japan.

Not being neither my sector of focus nor my fund's, what are the main points you would focus the discussions on when talking to mgmt?

I do understand many metrics worth a chat (occupancy rates, contracts, capex, etc.), but what would you spend most of your attention on?

In the event of a secondary offering to purchase new properties, how would you evaluate whether it might be a good/bad idea to subscribe the deal?
