Modelling - Waterfall with multiple capital outlay

Hey guys - want to pick on the bright brains we have in this forum. 

I'm modelling a scenario where there's multiple capital outlay accruing pref until the capital/terminal event at the end of the horizon. At the horizon on sale, there's a sale which will trigger a waterfall distribution of for example i.e 75%/25%  above 12% IRR, 60/40%, above 15% and after 15% its 50/50%. While trying to solve for the tier profit distribution, I'm solving for example what gives me a 12% in IRR. How would I do that?

 

This is a standard IRR hurdle calculation - the multiple capital outlays just incrementally increase the basis upon which your pref/IRR hurdle is being calculated (i.e. if you outlay $1M day 0, accrued $100k in pref over year 1, and at the end of year 1 contribute a further $1M, your first month of year 2 would accrue pref on $2.1M).

I assume you already know how to calculate accrual of preferred returns, but if not I can chime back in with more detail.
