RE Lender Rankings
Didn't see this thread anywhere else, so thought it was worth starting up..
What would a rough ranking of the different banks and non-bank lenders be? This includes CMBS, Balance sheet, mezz, etc.
Top tier seems to be BX, Starwood, Oaktree, GS, KKR, JPM, Carlisle, Apollo, etc
What would the 2nd and 3rd tiers be? Any one missing from top tier?
By volume or prestige? If by volume this tier is very far off.
Pure volume would look something like this: Wells Fargo JP Morgan Key Bank Capital One Bank of America DB Morgan Stanley
Not by volume, more about prestige, ROI, pay, etc.
Do you even understand their ROI? I don’t think you do because some of the names you mentioned have crap returns, for example the banks like Goldman Sachs are struggling to even hit 9%
Then some of the names that you didn’t mention actually generate much higher return, like capital one is making very high margin off subprime credit card business
In fact, GS is pivoting to main street banking right now because they finally realized that’s where the money is
He’s talking about the ROI of the individual loans I’m guessing. Meaning the lending group at Wells Fargo might do lower risk loans compared to Apollo’s mortgage reit

I also think that the PERE 50 for debt funds might just be solely based on AUM if its anything like the equity version
I've never seen a lender use ROI as a metric.... and I've never seen a real estate shop use the term ROI.
Lenders generally use ROE or some sort of comparable internal metric when reviewing loan profitability on an individual basis or even across a portfolio - But you really can't compare these across the different verticals of lenders because cost of funds vary greatly as well as basically every reserve requirement metric, since each organization has unique holding structures and what not.
