What’s expected at CRE Lender Bank?
Joining a new bank (WF/JP/Citi/BofAJP) on the balance sheet team mainly to get deal flow experience (thanks COVID lol). My goal is to spring from the debt side and go back to acquisitions.
I want to know:
What do most people learn in this role?
What should I master after 2-3 years?
What do you learn of value that can be transferred over to acquisitions?
I know it’s possible to switch over to acquisitions relatively easily but I honestly have no clue what debt does. Excuse my ignorance but I’m used to just seeing regular fixed term loans. I’m sure there are more complicated deals and if you have any examples please share. I am by no means downplaying the debt side I simply just don’t know and want to learn more about it. I have prior experience at a small PE firm in a secondary market which is another reason why I want to gain experience and learn as much as possible to later move to a better city or maybe a masters.

Did you take the role and accept an offer without asking what the banks does and what you’re expected to do daily?
Youre going to learn how to underwrite and value properties as well as structuring loans. Within 3 years, you should be strong as understanding credit metrics, what makes a good loan, what are the questions to ask, and how to pick apart a business plan to determine if it’s financeable. Also figure out how to structure a loan to decreases the banks risk.
